I used this product on one of my customer's floors so I can't really comment on the performance of the product. I put a generous amount of sealer on the grout using a narrow-bristled paint brush on a pole and what amazed me was how far it went. I cleaned and sealed about 1200 square feet of tile and not being sure of how much I would need I purchased 3 quarts but only used one. I am posting this comment as I would have liked to have seen a similar comment posted when I was reviewing this product.

I spent hours cleaning a rough ceramic tile kitchen floor, and got it very clean before I applied two coats a day apart from each other. I went away for 3 weeks and came back and the floor was a mess. I cleaned it again it didn't take me quite as long though. So I guess it helped a little bit.

I cleaned the grout then sealed them. So far they have stayed clean & no stains when liquids are spilled. I’m very satisfied with it.

Liked the effect it gave to my craft item. Gave it a nice coating and seems to help the grouts appearance for my mosaics.

Haven’t got to try this out yet. Will revise later. Arrived on time & seems to be made of the same things as other brands I’ve used before.

It worked well... time is the next test!

It dries fast but did not meet my expectation to seal porcelain tile with a sheen. The tile looked duller after applying so I had to steam clean to remove the dirty appearance.

Does not seal grout at all. It only worked on ceramic but not grout. Whenever water turns on grout soaks it in so seal is worthless. Better to stick with home depot products.
